C. A. Bianco, Inc. (d/b/a Bianco Properties) and its investors own 3,000,000 square feet of building area in 28 properties including 1,900,000 square feet in the commercial/industrial portfolio which contains free standing buildings, 16 shopping centers from 13,500 to 135,000 square feet, undeveloped acreage, and 1,000,000 square feet of service center, office/warehouse, and bulk storage facilities. In addition, Bianco owns 1,375 apartment units in seven apartment complexes of 126, 135, 144 (61 & 83), 245, 275, and 450 units. The total value of the real estate assets currently owned exceeds $275,000,000 and the total rent received from the 1,800 tenants is $32,000,000 annually.
Bianco Properties was incorporated in St. Louis, Missouri in 1956 as a general investment company. In 1969 the firm narrowed its focus to real estate and adopted its present corporate philosophy: that of investing for the long term in high quality business and investment properties of all types. These include freestanding retail structures, shopping centers, industrial buildings, office buildings, raw land, and high-rise and garden apartments. The Seattle office was opened in 1981.
On occasions Bianco Properties has taken a value-added investment approach in order to achieve a property’s value potential by turning around and revitalizing underutilized properties. With apartment communities this has included in some instances first vacating, then extensively remodeling, and finally re-leasing to a new and higher quality tenant. With commercial properties, this has included renegotiating leases, arranging refinancing, renovating the physical facility, adding additional buildings and outlots, and in all instances, by intensive and caring, property management.
Bianco Properties' corporate objective is long-term ownership, equity appreciation and cash flow from high quality investment properties. Almost all of the income properties acquired or developed by Bianco Properties over the past forty-five years are still a part of the portfolio today, and the average interval of ownership for the existing portfolio exceeds twenty years. No mortgages have ever been in default. Most of the properties are owned by closely held LLC's or Limited Partnerships for which the firm is the general/managing partner.
